Here we provide some useful information for your preparation to rent a flat from the private housing market.

Tenancy Agreement

In case your landlord provides you with a standard agreement, you had better compare the most important issues with the above mentioned standard tenancy agreement, before you sign it. Check the price especially for the different 'warm' and 'cold' rent. Deposit
In most cases a deposit has to be payed to the landlord for the rental period. The amount of the deposit depends on the agreement, but it could be several months’ rent. The landlord can keep (parts of) the deposit at the end of agreement, to cover for example unbalanced extra charges. The landlord is obliged by law to save the money in a bank account.

Lease/Tenancy Agreement
In most cases a lease ageement will be signed after a visit of the room / flat in conjunction with the agreement. If your landlord does not provide you with the lease greement you should definetely ask him/her to do so.
The lease agreement includes all damages or problems of the accomodation and is your guarantee that you do not have to be responsible for already existing faults. Vice versa the landlord can detect new damages etc, for which you can be made responsible. Check the accomodation carefully, before you sign the lease agreement.
The following questions could be useful:

Is the kitchen stove functioning?
Is the toilet flush functioning without problems?
Are the fridge and water taps functioning?
Is the heating system functioning?
Are all power sockets fully functioning?
Is the door bell / intercom system working?
Could you open and close all doors and windows smoothly?
Are there other 'hidden' damages on the doors, frames or on the floor?
Are all items mentioned in the contract (kitchen parts, furniture), available?

 

Electricity
One of the main providers for electricity, gas, water and thermal energy in Aachen is STAWAG (Regional Energy Provider Stadtwerke Aachen Aktiengesellschaft).

If a person has rented a private flat and wants to use the energy services of STAWAG, he or she should register with the provider. The registration is simple: Just get the current counter reading and register via telephone.
If the counter is locked, the person should contact the provider at least one day before you move in, to initiate the unlocking on time.

If you change flats you are able to take a note of the current counter reading and contact the provider via telephone.
Before one returns to his/her home country, we advice you to pay a visit to the local provider office in order to settle the balance of the final invoice.
